A 13th century Franciscan Monastery, which has been restored and converted into spacious apartments. Most apartments have open fireplaces and are fully furnished with a touch of Tuscan décor.
Every apartment has its own character and appearance. The grounds, with cypress, oak and olive trees, offer cool shaded areas, even during the hottest hours of the day.
There are 13 apartments accommodating between 2 and 4 people. The apartments are comfortably furnished with satellite television. Phones are not installed in the rooms adding to the feeling of peace and tranquillity, however one is available in the reception area. From our apartments you can enjoy a beautiful view of the surrounding countryside that is rich in vineyards, olive trees and cypresses. In Tuscany you can pass a peaceful and unforgettable holiday.

A 1 bedroom apartment facing Lake Trasimeno.  This ”cottage” has a bedroom with one double bed, a bathroom consisting of a toilet, shower, sink and bidet.  The living room, decorated in Tuscan country style,  has  an open fireplace, kitchen and dining area.  The terrace is covered where you can sit out doors under cover or in the open.  15 meters towards the olive groves,  is a wonderful terracotta terrace with a barbeque site over looking the Valdichiana and lakes of Trasimeno, Chiusi and Montepulciano.

An apartment that has one bedroom with a double bed, a large bathroom divided in two parts, the 1st has an "old" style bathtub on legs, a double sink, and through an arch to the second part of the bathroom there is a shower, toilet and bidet. The living room has a wonderful open fireplace that heats up the whole apartment (even the bedroom) a dining area and as the ceiling is high (terracotta and wood ), we have placed a wooden mezzanine where you can sit back, relax and read a book.  The mezzanine looks down into the living room. Next to the living room is the kitchen. The apartment has its own private entrance and a small terrace with a table for 2 to enjoy your morning coffee with the distant views of the lake.

A 2 bedroom en-suite apartment that is located on the ground floor.  At the front entrance are gardens with beds of lavender. On the lawns and terraces we have garden furniture to sunbath or tables and chairs to dine al fresco.
The apartment has 2 bedrooms with wooden floors, one with 2 single beds that can be united to form one double, an en-suite bathroom with a bathtub, toilet, shower and sink.
The second bedroom has one double bed with en-suite bathroom consisting of a toilet, shower, sink and bidet.  The living room is very large with  original ancient stone and brick walls, a dining area that seats 6 people and an open kitchen.  There is an alcove where you can sit with a good glass of Vino Nobile di Montepulciano, one of the typical tuscan products, in front of the open fireplace.

Casa Franceschi is situated on the 1st floor on top of the ex stables.  The apartment was the week end home of the Major of Montepulciano in the 1850's (the Casa is named after Ilario Franceschi) which has 2 double bedrooms with one double bed in each room, a typical Tuscan kitchen with an open fireplace that was  used for cooking in the previous centuries, a living room with original frescoes done by order of Ilario Franceschi.
Casa Franceschi has most of the original furniture, floor terra cotta tiles and doors dating back to 1700 - 1850. The views are of the rolling hills and olive plantations of Tuscany.
